Texas new homes spend fewer days on market for fourth straight month yet sales decline

DALLAS, Sept. 21, 2026 (GLOBE NEWSWIRE) — Texas area new homes sold faster in August for the fourth consecutive month, but total sales and pending sales declined while active listings edged higher, according to the latest HomesUSA.com Texas New Home Sales Report.

The statewide average Days on Market declined to 109 days in August from 112 days in July. New home sales across Texas decreased to 5,658 from 6,080 in July.

The HomesUSA.com Texas New Home Sales Report exclusively uses data reported to the local Multiple Listing Services, the most comprehensive, current, and accurate information, from the REALTOR® Associations of North Texas, Houston, Austin, and San Antonio. All averages are based on three-month moving averages to capture seasonality and remove anomalies.

“The continued decline in Days on Market is consistent with my expectations for a seasonal drop in both sales and pending sales that show demand is also following the expected seasonal retreat,” said Ben Caballero, CEO of HomesUSA.com and the nation’s top-ranked real estate agent. “It is the most difficult season of the year for builders who must manage inventory and pricing carefully as the market moves into the fall.”

Pointing to the recent move by the Fed to raise the Prime Rate, Caballero commented, “It dampens expectations for the housing market, making the lives of buyers and builders more difficult.”

“The encouraging signs for builders are that overall average prices remain remarkably stable, and buyers continue to pay close to asking price,” Caballero added. “Active listings also remain elevated, giving consumers more choices while builders must work harder for each sale. But the expected rise in mortgage rates is going to add to the headwinds.”

Pending sales declined statewide in August to 5,880 from 6,186 in July, a decrease of 4.9%. Year-over-year, pending sales were down 10.7% from 6,582 in August 2025. All four major Texas markets posted month-over-month declines, with Dallas-Fort Worth recording the largest numerical decrease.

The average new home price in Texas was $424,371 in August, which was essentially flat compared with $424,912 in July and down 1.0% from $428,826 in August 2025. Austin and San Antonio prices declined, while Dallas-Fort Worth and Houston posted increases.

According to the HomesUSA.com New Home Sales Index, while the average Days on Market improved statewide, compared to August 2025 when the statewide average was 107 days, new homes continued to take longer to sell.

Active listings increased statewide in August to 37,031 from 36,825 in July. Inventory was 2.2% higher than a year ago, when statewide active listings totaled 36,250 in August 2025.

About the Report

The HomesUSA.com monthly report covers closed sales recorded in MLSs by the 10th day of the following month. The report features 3-month moving averages for six essential market data points, including DOM, sales volume, sales prices, sales-to-list price ratio, pending sales, and active listings. We also provide a master chart for the 12-month moving averages for comparison. Caballero explains that the 3-month moving average indices track market seasonality, while the 12-month moving average removes seasonality and tracks the longer trend.

DAYS ON MARKET: Selling times improve for fourth straight month

Days on Market declined in August, falling statewide to 109 days versus 112 days in July. This marked the fourth consecutive monthly improvement. Compared to August 2025, when the statewide average was 107 days, Days on Market remained higher year-over-year.

Dallas-Fort Worth declined to 132 days from 139 days in July, while Austin improved to 101 days from 106 days. Houston was essentially flat at 97 days versus 98 days, and San Antonio was also essentially flat at 98 days versus 97 days. Dallas-Fort Worth continued to have the highest Days on Market among the major Texas markets.

NEW HOME SALES: Sales decline in August

New home sales across Texas decreased in August to 5,658 versus 6,080 in July, a decline of 6.9% month-over-month. Compared to August 2025, when 5,841 homes were sold, sales were down 3.1% year-over-year.

All four major Texas markets posted month-over-month declines. Houston recorded the largest numerical decrease, falling to 1,862 sales from 2,121 in July. San Antonio declined to 1,124 sales from 1,200, Dallas-Fort Worth fell to 1,891 from 1,963, and Austin decreased to 782 from 797. Dallas-Fort Worth led all major markets in August. NEW HOME PRICES: Prices remain stable statewide

Average new home prices in Texas were $424,371 in August versus $424,912 in July, which was essentially flat month-over-month. Compared to August 2025, when the statewide average was $428,826, prices were down 1.0% year-over-year.

Austin declined to $466,073 from $484,168 in July, while San Antonio also fell to $339,473 from $343,518. Dallas-Fort Worth increased to $469,398 from $467,785, and Houston rose to $414,275 from $409,552. Dallas-Fort Worth was the highest-priced major Texas market in August. PENDING SALES: Buyer activity slows

Pending sales, a measure of future sales activity, declined statewide in August to 5,880 versus 6,186 in July, a decrease of 4.9%. Compared to August 2025, when pending sales totaled 6,582, statewide pending sales were down 10.7% year-over-year.

All four major Texas markets posted month-over-month declines. Dallas-Fort Worth recorded the largest numerical decrease, falling to 2,202 pending sales from 2,315 in July. San Antonio declined to 1,032 from 1,114, Austin fell to 1,031 from 1,090, and Houston decreased to 1,616 from 1,667. (Chart: Texas Pending Home Sales)

ACTIVE LISTINGS: Inventory edges higher statewide

Active listings increased statewide in August to 37,031 versus 36,825 in July, a gain of 0.6% month-over-month. Compared to August 2025, when statewide active listings totaled 36,250, inventory was 2.2% higher year-over-year.

Austin and Dallas-Fort Worth added inventory in August, while Houston was essentially flat and San Antonio declined. Dallas-Fort Worth posted the largest numerical increase, rising to 8,729 active listings from 8,439 in July. Austin also increased to 6,075 from 5,992, Houston was essentially flat at 16,133 versus 16,108, and San Antonio declined to 6,094 from 6,287. SALES-TO-LIST PRICE RATIO: Homes continue to sell near asking price

Texas new homes continued to sell close to asking price in August, with the average sales-to-list price ratio increasing to 97.74% from 97.34% in July. Compared to August 2025, when the statewide average was 96.87%, the ratio also was higher year-over-year.

Houston posted the largest monthly increase, rising to 97.38% from 96.52% in July. San Antonio also increased to 98.57% from 98.11% and continued to have the highest ratio among the major Texas markets. Austin was essentially flat at 97.82% versus 97.76%, while Dallas-Fort Worth was also essentially flat at 97.57% versus 97.58%. (Chart: Texas Sales-to-List Price Ratio)
